Sundaram Alternates has invested an additional INR 80 crore in Chennai-based real estate developer VRX Homes. This brings their total investment to INR 160 crore. The funding will support the development of 1,352 apartments in Thirumazhisai and Porur, and 146 villa plots in Oragadam. The press release highlights that this investment comes as VRX Homes enters a significant expansion phase, with a focus on key residential markets in Tamil Nadu.
Expanding Smart Home Communities
VRX Homes claims to have delivered 986 apartments and started handing over another 722. They plan to deliver an additional 820 apartments this year. The company describes its project as Tamil Nadu’s largest smart home community. The handover process has already begun, marking a critical milestone in the company’s growth trajectory. These figures, provided by the company, show its commitment to timely delivery and project execution.
The new investment follows Sundaram Alternates’ earlier INR 80 crore backing. It reflects continued confidence in VRX Homes’ business model and execution capability, according to the press release. This latest infusion of capital is expected to further solidify VRX Homes’ position in the competitive real estate market.
Institutional Investment Trends
This investment aligns with a broader trend of institutional money flowing into smaller developers. Grant Thornton Bharat reported a 69% drop in real estate deal value to USD 705 million in the July-September quarter. Private equity remained the largest contributor at USD 555 million. Vestian reported that India’s real estate sector has attracted USD 85.5 billion of institutional investment since 2011.
Project Focus and Market Growth
The newly secured capital will accelerate development in Thirumazhisai and Porur, described as emerging residential corridors with increasing demand driven by infrastructure expansion and urban growth. The company will also focus on villa plots in Oragadam, a fast-growing region attracting both residential buyers and long-term investors. These areas are strategically positioned to benefit from Tamil Nadu’s ongoing urbanization and economic development.
VRX Homes, which features Indian cricketer Ravichandran Ashwin as its brand ambassador, continues to strengthen its market visibility as it expands operations. The company’s own figures indicate a total of 1,708 apartments delivered or in handover, though these could not be independently verified from the release. The brand’s association with a prominent sports personality further enhances its appeal to potential buyers and investors.
In contrast to the positive developments in Tamil Nadu, a Delhi court has upheld a cheating case against M3M promoters in a INR 450 crore Gurugram land dispute, as reported by PTI Next.
